Business Plan
I’m a big believer that any business operating without a business plan is operating at a disadvantage. While a business plan doesn’t have to be elaborate, it should lay out the most important aspects of the business strategy, goals, and decision criteria in a way that helps the business owner (and the business team) put the business on a correct course and keep it there.
As this blog is about all aspects of my business, it seems reasonable that I should define my business goals and strategies right here. As I build my business plan for my company, I will post various sections of it within my blog. To make it easy for those who are interested in the plan, I will link to each of the relevant posts here (as they are available), so that my readers can quickly get a detailed view of my full plan.
When I first started out on this endeavor, I had planned on focusing my efforts on acquiring multi-family properties (apartment buildings). But after a couple months in the Atlanta area, I came to realize the the apartment market is likely headed for a slight downturn (vacancies are rising while rents are leveling off for the first time in several years), while the single-family housing market is experiencing the biggest “buyers market” in recent history. Single-family houses (SFH) are in huge supply, and due to all the bank-owned foreclosures, prices are such that instant equity of tens of thousands of dollars can be had relatively easily, if you know what you’re doing and have a strong team supporting you.
Based on that realization, I switched my short-term strategy from apartment investing to SFH investing, and hope to capitalize on this potentially once-in-lifetime buying opportunity. Some of the properties I acquire I will rehab and resell, while many others I will rent for a couple years and then resell when the market recovers.
Below, you will find both my original business plan (for apartment investing) and some revised business model information (for SFH investing). Because the SFH investing market is so much more susceptible to an influx of competition — the barriers to entry are low — I’ve chosen not to post my entire business plan for that effort. I have posted some of the key financial considerations.
